40 Affordable Apartments Coming to Stillorgan From €255,000 for First-Time Buyers

Stillorgan has landed a housing update that matters to anyone trying to buy in Dublin without selling a kidney first. St. Laurence’s Park is bringing 40 affordable one-bedroom apartments into a part of South Dublin that already has the transport and services many buyers want.

Prices start at €255,000, and the scheme uses an equity support model designed to trim the mortgage sting. For eligible first-time buyers and Fresh Start applicants, that is the sort of number that can move a search from fantasy to paperwork.

The development also includes social homes and a future library, so this is not just another block of flats with a nice brochure and a lot of optimism.

Cllr Barry Saul, Cathaoirleach of Dún Laoghaire-Rathdown County Council said:

“This new Affordable Purchase Scheme at St. Laurence’s Park is great news for people looking to make their home in Stillorgan. It offers first-time buyers and Fresh Start applicants a genuine opportunity to put down roots and build a future in a secure, high-quality home. With excellent transport links and the addition of the new Stillorgan Library later this year, this will be a great place to live and be part of a growing community. Initiatives like this help to create strong, inclusive neighbourhoods across Dún Laoghaire-Rathdown.”

What Is Being Built In Stillorgan

Dún Laoghaire-Rathdown County Council has launched an affordable purchase scheme at St. Laurence’s Park, in the centre of Stillorgan. The affordable element includes 40 newly built one-bedroom apartments aimed at buyers who are locked out of the open market but still want a home in a well-connected area.

The wider project will deliver 88 homes in total. That includes 48 social homes alongside the affordable units, plus a new Stillorgan Library expected later this autumn. In other words, the site is doing more than adding doors and windows. It is reshaping a chunk of the neighbourhood.

For budget-conscious buyers, the appeal is obvious: a central suburban location, modern construction, and a route into ownership that does not depend entirely on winning the housing lottery.

Why Stillorgan Keeps Showing Up On Buyers’ Radar

Stillorgan has long been one of those South Dublin places that quietly makes sense. It is close enough to feel connected, but not so central that every errand turns into a small expedition.

Residents will be within walking distance of shops, cafés, and local services, with easy access to Dundrum, Blackrock, and Dún Laoghaire. That matters if you want everyday convenience without living in the middle of the city’s most expensive postcode arguments.

Transport is another big draw. The area connects to the N11 and M50, has regular bus services, offers Aircoach access to Dublin Airport, and supports cycling commuters. For people balancing rent history, saving goals, and a weak tolerance for delays, that mix is not nothing.

How The Affordable Purchase Scheme Works

The scheme uses an equity share model. Eligible buyers purchase the home below full market cost because the local authority covers between 10% and 40% of the purchase price. That reduces the amount buyers need to borrow at the outset, which is the sort of arithmetic that tends to get attention very quickly.

In exchange, the council keeps an equivalent stake in the property. Homeowners can later redeem or buy back that share over time if they want full ownership. It is a compromise, yes, but one that can open the door where the open market keeps it firmly shut.

The homes are also being sold with sustainability, energy efficiency, accessibility, and high-quality finishes in mind. Those features do not solve Dublin’s housing costs, but they do matter when utility bills and long-term comfort are part of the equation.

Who Can Apply And When

The scheme is aimed at first-time buyers and Fresh Start applicants. The online application portal is due to open on Wednesday, 12 August at 12pm.

Before that happens, DLR housing staff are holding two public drop-in information sessions for people who want to check eligibility and ask questions in person.

  • 8 July, 4pm to 8pm, County Hall, Dún Laoghaire
  • 15 July, 4pm to 8pm, Talbot Hotel Stillorgan

If you are trying to get your documents and expectations in order, those sessions are the sensible starting point. Housing schemes tend to reward preparation and punish anyone who treats the process like a casual browse.

Why This Scheme Matters For South Dublin

In a city where affordable ownership options are still thin on the ground, 40 one-bedroom apartments is a meaningful addition, even if it does not fix the wider market. The location is a major part of the story. Homes in a well-served suburban area with strong transport links are exactly the kind of properties many buyers hunt for and rarely find at manageable prices.

The development also reflects a broader push to create more housing in high-demand parts of Dublin. For local buyers, relocation planners, and anyone keeping an eye on practical entry points into homeownership, St. Laurence’s Park is worth watching closely.

It is not a miracle cure. Dublin housing is still Dublin housing. But it is a real scheme, in a real location, with a real route for eligible buyers to step in before the market sends the usual grim little memo.
